Mediterranean to Transitional Waterfront Renovation

This is a substantial Bird Key home with a very established Mediterranean character, so the goal was never to erase what was there. We’re opening up key areas, completely reworking the kitchen and baths, and introducing a cleaner material palette that feels more current without fighting the architecture of the house. The Grand Salon is a good example of that approach — it keeps the scale and drama of the original home, but the new stone, wood detailing, lighting and fireplace give it a much more refined, contemporary feel.

Set on Bird Key at 364 W Royal Flamingo Dr., this 6,289-square-foot residence is undergoing a comprehensive renovation that evolves its traditional/Mediterranean character into a refined transitional home.

At the heart of the redesign is a dramatic two-story Grand Salon. A custom fireplace wall will combine porcelain stone with fluted wood panels extending to the second-story ceiling, while a bespoke chandelier from Shakuff Lighting will create a sculptural focal point overhead.

The remodeled home will feature two primary suites, with one on the ground floor and a second upstairs. The proposed plans also rework key living spaces, including the kitchen, family room, dining room, covered terrace, and lanai, creating a more open and cohesive setting for everyday living and entertaining.

The result will balance the residence’s established architectural character with cleaner lines, warmer materials, and tailored contemporary details suited to its Bird Key setting.

Reimagining a Sarasota Mediterranean Home for the Way We Live Today

Mediterranean architecture is a familiar part of Sarasota’s waterfront neighborhoods, especially on Bird Key. This renovation updates a substantial Mediterranean-style home with a more transitional interior through a reconfigured kitchen, rebuilt baths, selective wall removal, and cleaner materials and finishes. The goal is a lighter, more current home that still feels connected to the scale and character of the original architecture.

Bringing Clean Lines, Warmth and Dimension to the Ceiling

The ceiling design helps bridge the home’s Mediterranean architecture with its new transitional interior. Warm wood panels introduce richness and contrast, while recessed perimeter lighting emphasizes the layered tray ceiling and the height of the Grand Salon. Integrated downlights and the suspended fixture add additional layers of illumination, creating a cleaner, more contemporary composition without losing the warmth and scale of the original home.
