This is a great example of how much can be changed without starting over. The home already sits on an exceptional Gulf-front site, but the remodel gives us the opportunity to completely rethink the lower level, pool, outdoor living areas and exterior character. On a property this close to the Gulf, every design decision also has to work with the realities of coastal construction, so the architecture, materials and permitting all have to be coordinated from the beginning.

Set directly on the Gulf in Holmes Beach, this Anna Maria Island residence is being extensively remodeled around its exceptional beachfront setting.
The project transforms the exterior, lower level and outdoor environment with a new garage and driveway, an enclosed ground level, a relocated pool and spa, and a completely redesigned outdoor entertainment area overlooking the Gulf.

These demolition plans identify the parts of the property being removed, retained or reworked before construction begins.
The scope includes the existing pool, outdoor kitchen, portions of the driveway, selected stairs, hardscape and exterior deck areas, while key parts of the existing structure remain in place and are incorporated into the new design.

The remodel also substantially changes how the existing residence presents itself from both the beach and the street.
The updated design introduces a cleaner contemporary façade while integrating the lower level more intentionally into the architecture of the home. Plans include enclosing portions of the existing ground level, constructing a new garage and driveway, updating stairs and exterior circulation, and replacing several of the site’s existing outdoor elements.

The existing swimming pool will be removed and replaced with a larger pool in a new location, allowing the surrounding property to be reorganized as a connected outdoor entertainment environment.
A new covered outdoor kitchen and dining area, pool and spa, open-air gathering spaces and a dedicated fire-pit lounge create distinct places to cook, entertain and relax while maintaining the Gulf as the focus of the property.
