Murray Homes is honored to receive a NARI CotY 2025 Award in recognition of our work on a Coastal style remodel at a residence on Orange Avenue.

This project represents the first phase of a two-part FEMA 50% remodel. The existing home had undergone five previous renovations, with the last taking place in the late 1980s.
The primary objective was to modernize the space and create a seamless flow between living areas.
Phase one included a complete transformation of the kitchen, dining, and living spaces, highlighted by the addition of a vaulted, beamed ceiling. The remodel also introduced a spacious 1,200 sq. ft. entertainment area, complete with an outdoor kitchen, dining area, and a newly designed primary suite.
Structural improvements, such as replacing all tie beams and installing impact-resistant windows and sliders, were key elements of the project.
The homeowners—a family with three children—sought a FEMA-compliant remodel that allowed them to continue living in the other half of the house during construction. Their vision was to create a home that seamlessly blended indoor and outdoor living, offering functional yet elegant spaces for family gatherings and entertaining.
Replaced tie beams to meet FEMA regulations and improve structural integrity.
Installed impact-resistant windows and sliders for enhanced storm protection.
Transformed the kitchen, dining, and living areas into an open-concept layout.
Added a vaulted ceiling with exposed beams to enhance the coastal aesthetic and maximize natural light.
Designed a 1,200 sq. ft. space featuring an outdoor kitchen with high-end appliances, a dining area, and integrated seating.
Connected indoor and outdoor spaces with large sliding glass doors for seamless flow.
Redesigned the primary suite to include a luxurious bedroom, en suite bathroom, and private outdoor access.
Upgraded plumbing, electrical, and HVAC systems to meet modern standards and accommodate the expanded living space.
One of the primary challenges of this project was executing phase one while the family remained in residence. Additionally, given the home’s history of five previous renovations, numerous hidden structural issues were uncovered and successfully addressed during the remodel.

The transformed space has already proven its resilience, withstanding two hurricanes unscathed. The family is now enjoying their beautifully remodeled home and eagerly anticipating phase two of the project.
